  Cottleville, Missouri

 

Cottleville, Missouri is a small community (Census 2000 population: 1,928) located in St. Charles County, approximately four miles south of St. Peters and 21 miles west of St. Louis. Economic Development Center of St. Charles County promotional materials promote the county as “metro St. Louis’ hottest submarket:”

 

“With a growing population of 337,572, more than 7,000 new residents each year since 2000, the highest median household income of any county in Missouri, and the bi-state region’s lowest unemployment rates, St. Charles County, MO has earned the reputation as the ‘center of dynamic growth in metro St. Louis.’”

 

In spite of obvious recent commercial and residential development in the surrounding region, the Old Town Cottleville district still displays characteristics of a traditional, historic rural small town business district.  Still, significant retail development is creeping closer to the Old Town Cottleville district and small, locally-owned businesses in the district are feeling increased “pressure” posed by national “name” and “Big Box” retailers entering the local marketplace.

 

The City of Cottleville is taking a pro-active approach to planning for the future prosperity of the Old Town district. The performance of the market study by Downtown Professionals Network is part of a comprehensive approach to create a Master Plan for Old Town Cottleville that will guide improvements and developments, and that will establish Old Town as a special place for generations to come.

 

The information and direction gained from the Old Town Cottleville Market Study & Strategy Plan is being used to orchestrate new business development and marketing efforts that will help to position and enhance the presence of Old Town Cottleville in a dramatically changing market. As part of the Master Plan for Old Town Cottleville, findings from the market study are serving to guide current and future revitalization and redevelopment strategies that are focused on:

Promoting an identity as an authentic historic small town business district with a collection of one-of-a-kind local businesses and personalities catering to the everyday needs of residents;

Capitalizing on the same authentic and unique qualities of a local hometown business district to develop and promote Old Town as a regional attraction and daytrip getaway experience; and

Developing and promoting the mixed-use nature of the district, including office, government, recreational, entertainment, civic and religious uses that, collectively, reinforce a strong sense of Old Town Cottleville as “the center” of community life.
